Selling a home can sometimes be complex and challenging. Having a well-designed marketing plan is very important. I have created a clear path to simplify the process and assure each seller experiences a Successful Sale.

A Successful Sale is where the property is sold within the sellers timeframe. Ensuring the seller experiences a smooth transaction with minimal issues. Also obtaining the most money for the property that the market will allow.

My first step is to show and help clients Enhance the buyer appeal and the Value of their property before it goes on the market. Sort of a how-to “dress for success” and “package for profit”. First impressions are everything! A $50 can of paint and an afternoon of elbow grease can make a big difference to the pocket book!

Listing a home is an art! Accurate pricing is critical! Everyone wants to get the most for their home, but pricing too high is counterproductive. This leaves out many potential buyers who could bump the bid beyond expectations! I closely analyze the local markets for sale, pending, sold, and expired listings to find a home’s exact position. Many factors must be considered like what drove prices, and how long they were on the market.

I search for homes everyday. It takes special skills to expose those hard to find listings that were improperly listed. A typo or two,  incorrect category, bad photos, etc. all result in bad exposure and less showings. I use a step-by-step process to ensure complete success every time.

I put property “in” the market to sell, not “on” the market for sale.

I maximize my listings exposure through a blend of traditional marketing and targeted marketing. I do my own staging and photography, aerial video photography, and 360 degree room views. In this competitive market where new homes for sale are added daily, your listing needs to be seen in a variety of places in order to stand out. And sometimes the right buyer is waiting out of state, or even in another country. One of the keys to ensuring your home gets the most money the market will allow is maximum exposure!

My primary responsibility is making certain my clients transaction is worry free by avoiding and eliminating unpleasant and costly mistakes. I accomplish this by being the Project Manager, paying close attention to the fine details using a proven transaction management system. I strive to be my clients Trusted Advisor by providing professional representation. To do so requires putting clients best interests first, guiding and educating them to make good decisions.
